Why Every Kenyan Farm Needs a Masterplan

The most common conversation Arch Expert's agricultural team has goes something like this: "We planted the greenhouse in the wrong spot and now we can't get the tractor through. The water tank ended up uphill from the irrigation lines. And we dug the biogas digester where the borehole should have gone."

Every one of these mistakes — and dozens more — is prevented by a single document: the farm masterplan.

What Is a Farm Masterplan?

A farm masterplan is a scaled drawing of your land showing the optimal layout for every infrastructure element — housing, access roads, irrigation, water storage, greenhouses, livestock pens, processing facilities, and waste management. Critically, it sequences these elements in the order they should be built to avoid expensive rework.

The Eight Elements Every Masterplan Must Address

1. Topographic survey: Understanding your land's slope is foundational. It determines drainage flows, irrigation gravity-feed potential, and where structures can sit without expensive earthworks.
2. Water sources and storage: Borehole location, dam positioning, rainwater harvesting potential, and tank siting must all be resolved first — everything else flows from your water supply.
3. Access roads: Roads must support the heaviest vehicle that will use the farm — typically a 10-tonne delivery truck or livestock hauler. Plan roads before buildings, not after.
4. Crop zoning: Which areas suit which crops based on soil type, sun exposure, drainage, and proximity to water and roads.
5. Livestock integration: Animal housing should be positioned for efficient waste collection into biogas systems and slurry lagoons, with prevailing wind direction considered for odour management.
6. Processing and storage: Grain stores, cold rooms, packhouses, and milk coolers need reliable power, vehicle access, and proximity to production areas.
7. Energy infrastructure: Solar arrays, biogas systems, and generator backup all require specific siting considerations.
8. Future expansion: Leave room for the farm to double in five years. Land committed to Phase 1 should not block Phase 2.

Cost of a Farm Masterplan

For farms up to 5 acres, expect to pay KES 25,000–40,000 for a professionally drawn masterplan. For 20–50 acres, KES 75,000–130,000. This is typically recovered in the first construction phase through avoided rework alone.
